Morgan Yonge: Welcome back to another episode of Real Estate Champions, where we highlight those in the industry and those surrounding it who are making an impact. I’m Morgan Yonge, joined by our host, Sarah Olson.
Sarah: I am so excited to introduce you to a great friend of mine and someone I work closely with, Kimberlee Stuart of Goosehead Insurance.
Kimberlee: Thank you. I appreciate you having me.
Sarah: We’re so excited to have you here. Who else gets so much excitement out of insurance? I do!
Kimberlee: Obviously not everybody does, but I sure like it. It’s exciting to me.
Sarah: Tell us about Goosehead.
Kimberlee: Goosehead is a franchise, and we are brokers. That means we represent many different companies and can shop around to find our clients the best coverage and rates. I currently represent over 90 companies covering auto, homeowners, rental properties, and flood insurance. We work very closely with the real estate buying process. Many of our clients are purchasing their first home, or even their second or third, and we guide them through the process with our partners.
Sarah: We’re here in Florida, and everyone talks about insurance here. Can you give us a little industry update?
Kimberlee: Insurance is definitely a hot topic in Florida because the market has been challenging—high rates, strict guidelines, and limited options. The good news is that we’re starting to see change. Rates are stabilizing and in some cases even going down. Underwriting guidelines are loosening, and companies are more willing to insure homes they previously wouldn’t. Roof age has been a big issue in recent years, but now some companies are willing to insure homes with roofs up to 20 years old instead of only 10. That’s great news, and I expect the trend of stabilizing rates and more coverage options will continue.
Sarah: And of course, as of today, there’s a hurricane somewhere out there. What should realtors and consumers keep in mind?
Kimberlee: In Florida, hurricane season runs from June 1 to the end of November. A lot of people think it ends in October, but it doesn’t. I always advise clients to finalize their insurance policy early during hurricane season because storms can develop quickly. If a storm enters the “cone,” many insurance companies stop writing new policies, which can delay closings for buyers. The best solution is to get it done sooner rather than later so the policy takes effect regardless of what happens.
Sarah: What makes Goosehead unique?

We also work closely with people in the homebuying process, so we’re familiar with closing date changes and can adapt policies accordingly.

Kimberlee: Thank you. We really try to differentiate ourselves. I’ve been in the industry for 20 years, and while insurance is always changing, I find it exciting. We also enjoy educating agents and working with new realtors who are eager to learn. By partnering with them, we can help them identify potential insurance issues upfront so they can request repairs or prepare their clients. It creates stronger partnerships and sets them apart.
Sarah: And you also give back by partnering with realtors, sponsoring homebuyer seminars, and supporting marketing efforts.
Kimberlee: Yes, absolutely. It’s difficult for me to send referrals “back up the pyramid,” since by the time clients reach me, they usually already have a realtor, a lender, and a home. So instead, I support events and education that help agents and their clients. That’s one of the ways I can give back.
Sarah: That’s a huge asset, especially for new agents with limited resources. Thank you for all the great work you’re doing—it doesn’t go unnoticed.
