How long have you been in your industry?7 years
Why did you choose your industry?I always wanted to be a realtor but needed a fixed income during my younger years while raising my children so I chose a paralegal position in a real estate focused law firm instead. Through my legal career I assisted many investors with all of their real estate related legal needs and it spurred me into becoming an investor myself and having an edge when assisting investors as a realtor.
Who are your typical clients?Friends and referrals from friends and past clients. Attorneys and staff in the law firm where I still work as a paralegal.
What do you like best about being in this industry?The satisfaction of helping first time home buyers fulfill their dreams.
What are common problems you see?The medium home price has increased significantly over the past five years and the average income has not, making homeownership available to less people. Insurance requirements of roof replacement every 8 to 10 yrs if causing difficulties in closing transactions. Higher insurance premiums aren't helping matters either. Drastic insurance increases for condos has caused huge special assessments.
What advice/tips do you have for clients?Buy or sell when the time is right for you personally and sooner rather than later. Historically home prices are steadily increasing with dips here and there but most likely the home you buy today will cost more next year. Don't wait on interest rates. If they go down after your purchase, refinance. If they go up, you will be glad you secured today's rate. Also, if they go down significantly again, we expect a rush on the market which will drive prices up again. Better to buy now, in a less competitive and more affordable market and shop the interest rate later if it drops.
When is your busy season?It fluctuates but typically more people buy and sell in Spring. The property management side of my business is busy year round.
What keeps you up at night?I don't lose sleep over much of anything. I do however work well into the wee hours some nights to timely take care of my clients.
How do you market yourself to grow/expand your business?Mostly through organic conversations within my sphere of social networks.
How involved are you in the community?I am President of the Courtyards of Atlantic Beach and volunteer my time in beautifying that community and serving on the board for a decade now. I routinely clean up trash on the riverbed of my neighborhood in the Lakeshore area.
What is your favorite not for profit or charity?Habitat for humanity and hospice.
What advice would you give to someone thinking of getting into this business?Be prepared to live with no guaranteed income for initial months or longer. Work diligently daily and don't be afraid to ask for business.
What do you enjoy doing in your free time?I enjoy spending time with my family and friends, dancing in Malembe dance company, playing tennis, biking, walking on the beach, gardening, traveling, being outdoors, etc. I stay on the move!
