Short company description:
Evans Commercial Properties is a Jacksonville based commercial real estate brokerage specializing in landlord representation, tenant representation, investment sales, and buyer advisory services. We provide strategic market insight, transaction expertise, and personalized service to help property owners, investors, and businesses achieve their real estate objectives.
How do you define success?
Success is having a thriving business while still having the time and flexibility to be present for my family. Financial success is important, but being able to attend my daughters’ activities, create memories, and be involved in their lives is truly priceless.
What differentiates you from the competition?
Nearly 20 years of local market experience, direct broker involvement in every transaction, and a relationship-driven approach focused on practical advice, personalized service, and long-term client success.
What do you consider to be your greatest accomplishment?
I consider my greatest accomplishment to be building a career and reputation based on trust, relationships, and long term client success. I began my career with an established commercial real estate firm, later helped build and grow another brokerage, and ultimately founded Evans Commercial Properties. After nearly twenty years in the industry, I am proud to have built a business that allows me to provide clients with personalized advice and representation while earning their confidence and repeat business.
What lessons from sports have you applied to your personal life and career?
Sports taught me to compete, but they also taught me humility. Some days you play great and still lose. Other days you don’t have your best stuff and find a way to win. In commercial real estate, just like in sports, deals fall apart, clients change direction, and markets shift. The lesson is to stay prepared, keep working, and trust the process rather than getting too high or too low based on any one result.
What strategies do you use to improve your performance?
I improve performance through preparation, continuous learning, and reflection. I study the market, learn from experience, verify assumptions, and look for ways to get a little better every day. Consistency over time is what creates meaningful results.
Can You Discuss a Time When You Had to Work with a Team to Achieve a Goal?
While I own my own business, very few successful projects are accomplished alone. I regularly work as part of a team with my clients and their advisors. For example, I am currently working with a team at RadiFi Credit Union on branch strategy, lease renewals, space reductions, and site selection. Each person brings a different perspective and area of expertise. My role is to help coordinate the real estate strategy, communicate effectively, and keep everyone focused on achieving the client’s goals. The best outcomes occur when everyone works collaboratively toward a common objective.
What’s The Biggest Challenge you are facing in your business or industry?
Jacksonville has become an increasingly competitive commercial real estate market. One of the biggest challenges is identifying quality income producing investment opportunities that make financial sense, as strong demand and limited inventory continue to compress returns.
How do you see your field evolving in the next 3-5 years
I believe commercial real estate will become increasingly data driven, relationship focused, and specialized. Technology and artificial intelligence will continue to improve market research, underwriting, and transaction efficiency, but local market knowledge, negotiation, and trusted advisory services will become even more valuable. As Jacksonville continues to grow, I expect increased demand for well located industrial, medical, and mixed use properties, while investors and occupiers will place greater emphasis on flexibility, efficiency, and long term value. The brokers who adapt, embrace technology, and continue to provide thoughtful guidance will be best positioned for success.
Who in your industry do you see as a trend setter and why
I have found that it is not the firm as much as it is the individual. Throughout my career, I have had the opportunity to work with professionals from both large national firms and small boutique brokerages. The people I respect most are those who are knowledgeable, straightforward, easy to work with, and focused on finding solutions rather than driven by ego. Those are the professionals who consistently earn trust and build long term relationships.
